This rare opportunity offers a highly productive 23.36 acre farm in the Rio Grande Valley, bordered by the Rio Grande River on its western edge. The property is rich with wildlife - trophy elk, deer, turkey, cranes, pheasant and quail are frequently seen, and the landowner receives game tags as part of ownership. With two nearby wildlife reserves, animals often graze in the field behind the home, creating an ideal setting for hunting or nature enjoyment. Bird watchers will appreciate the diverse species found here, including hawks, owls, eagles, colorful finches, ducks, cranes, and geese. The property also includes valuable Pre‑1907 water rights, highly sought after in New Mexico for their historical significance and senior priority status with the Middle Rio Grande Conservancy. These rights - often more valuable than the land’s structures - ensure priority access to water when available. (NM State Engineer File #SD‑4321 – 70.08 acre‑feet) With no restrictions on development, the property is well‑suited for an RV park, mobile home park, horse motel, or other ventures.
Stories from the Paez Family: “If you spend enough time on this land, you begin to feel the stories beneath your feet. This place was once part of the old Belen Land Grant—no longer active today, but still alive in the memories of the families who came from it, mine included. The land carries that history quietly, the way old places do, offering pieces of the past to anyone willing to listen. Just down the road stands a small Catholic church built in 1864, one of the missions of Our Lady of Belen. Its roots stretch even farther back, connected to Our Lady of Sorrows in La Joya, first built in 1626. That church survived fire during the Pueblo Revolt, rose again in the early 1800s, and was rededicated in 1895. These buildings have watched centuries pass, and the land around them has held generations of families—mine among them.
The farm itself is a living classroom. Herbal plants, wild fruits, and berries grow in quiet abundance, the same ones my father, grandfather, and great‑grandmother taught us to recognize. My great‑grandmother was a curandera, a village healer, and she knew every plant by purpose—what healed, what nourished, what to avoid. Those lessons were passed down like heirlooms, not written in books but spoken in kitchens and fields.
My grandfather, Rey, and his father, Andres, were born in the Abeytas area, where they raised cattle for decades. When I was small, I remember the grass rising nearly five feet high, waving like a green ocean with 10 or 20 cows grazing through it. Four acres along the north fence were planted in alfalfa; the rest was pasture grass that grew thick and tall. In the early 1990s, the cattle were sold and the entire field was planted in alfalfa. It was good land-good enough that the harvests paid for new equipment, year after year. Some cuttings produced 2,000 to 4,000 bales. The original 1921 cattle brand still exists, a reminder of the family who worked this soil long before me.
The home that stands here now was built around 1985, replacing a tiny one bedroom shack that once sat just twenty feet to the west. The new house was built by hand, all adobe, warm and solid. It has two large living areas, four generous bedrooms, and three full baths. Raised ceilings and skylights bring in the New Mexico sun to hit an Adobe wall which provides warmth to the home, while Kiva and wood burning fireplaces offer comfort on winter nights. The kitchen, with its wide windows facing the Manzano Mountains, has always been a place where stories were told. Newer appliances, along with the washer and dryer, remain with the home. A deep 150‑foot well provides water, and the house is supported by a state approved septic system. The oversized two‑car garage, with its foamed roof, has sheltered everything from farm trucks to grandchildren’s projects.
Beyond the home, the land continues its story. A 52' x 30' barn with concrete floors stands ready for work, with an attached 52' x 30' covered hay storage area. A 20' x 8' boxcar remains on the property, a relic of another era, but still useful. The large shop has always held potential: welding, equipment repair, fabrication. It’s the kind of space where someone with skill and imagination could build a business or simply build a life.
This land has held generations of my family. It has fed cattle, grown crops, sheltered wildlife, and taught us the old ways. It is a place where history is not just remembered - it was lived and loved.” Written By Frances M Paez de Gutierrez
